S1 - ALL RESIDENTS
All Residents are required to register on the building's website registration url

S2- OFF-SITE OWNERS & TENANTS
If you are an off-site owner:

  • please fill out "form 5' and return it back to the management office. If you do con have this form, please contact property management via email (go to "CONTACT US" page)
  • assist your tenants with their registration
  • please ensure that your current tenant is registered
  • please provide your tenants with Corporation's Rules and Regulations

If you are a tenant:

  • please consult with your Landlord for building and site assistance
  • if you require additional keys and/or fobs, please contact your Landlord

S3 - ELEVATOR BOOKING

  • In order to book the elevator you will have to register on the building's website registration url
  • If you are a tenant, please register as tenant
  • If an owner, please register as owner
  • You will have to wait for your registration to be approved prior to accessing the rest of the site and booking the elevator. This may take up to two business days
  • Once fully registered, go to the elevator booking page
  • Choose one of the three options: Saturday, Sunday or Weekday booking
  • Booking Slots: Weekdays 9:00am to 2:00pm, Saturday and Sunday 9am to noon
  • Once you tentative book the elevator, fill out the AGREEMENT
  • Drop it off at the on-site office along with your $300 deposit cheque. Cheque should be payable to TSCC1753. No CASH accepted
  • Once both are received, your elevator booking will be processed
  • Bookings are processed only on Tuesdays and Thursdays
  • BOOK THE ELEVATOR AT LEAST ONE WEEK PRIOR
  • If you are having issues, please download and read website info and instruction forms located  

S4 - NOISE after 11pm & NON-EMERGENCY ISSUES

  • Neighbours too noisy? Residents are encouraged to contact the police services after 11pm and before 8am
  • This is from the Toronto Police website www.torontopolice.on.ca/d32 :
    If your complaint is not an emergency dial 416-808-2222, the non-emergency number for the Toronto Police Service. Use 416-808-2222 for non-emergency calls such as parking complaints, a noisy party, or lost and found articles. You can use your cellular phone for non-emergencies by dialing *TPS. In non-emergency situations the Language Line Service is available for non-English speaking callers. (over 140 languages) The non-emergency number 416-808-2222 and *TPS calls are answered by an "auto attendant". The "auto attendant" allows touch tone phone users to self direct their call. Callers with a rotary phone and those callers that choose the "Zero Out" option are answered by a switchboard operator to connect your call.
  • Procedure from 32nd Division: Please have any complainant come in to TPS via our radio room 416-808-2222 for none emergency and 911 for emergency.  A car will be dispatched and the incident will then be investigated by our Criminal Investigations Unit. After the complainant is taken the complainant can call 32 Division at 416-808-3200 and ask who the occurrence is assigned to so you can directly speak to the investigator.

S5 - KEYS, FOBS & GARAGE REMOTES

  • Keys: your unit key must be on a master key system
  • if you require a lock change, please contact the site staff for approved locksmith information and contact
  • Fobs: fobs can only be purchased by the unit owners
  • please make your $50 cheque payable to TSCC1753 and drop it off at the on-site office OR mail the cheque and your request to the property management head office
  • Garage Remote: garage remotes can only be REPLACED by the unit owners
  • please make your $100 cheque payable to TSCC1753 and drop it off at the on-site office OR mail the cheque and your request to the property management head office 

S6 - GAS & ELECTRICITY

S9 - SELLING your UNIT

  • To order a Status Certificate please email irina@nadlan-harris.com
  • Advise your real estate agent that lockboxes are only permitted to be placed on the lockbox bar located at the back of the property
  • Any lockboxes found locked to the fence and/or other non approved locations will be removed. A service charge of $30 will be applied to each unit whose lockbox has been removed.
  • Don't forget to book your elevator in advance (see ELEVATOR booking above)

S10 - GYM and SAUNA

Gym Hours: 6:00am-11:00pm
Gym & Sauna Rules:

  • when finish using the gym equipment, please put everything back to the original position/place
  • when others are in the Gym room, please be courteous and limit the use of each Machine / Equipment to 30 minutes
  • when leaving the gym please turn of TV, all lights & close the front blinds
  • closing the front blinds will assist with privacy and safety of our residents
  • when leaving the change room please turn of all the fans, lights and sauna
  • do not let strangers in the gym by opening the door for them
  • if you notice some unusual behavior or someone abusing the facility and gym’s equipment please report to site staff, board or email management. We have cameras and can find out who the violators are and take appropriate action!

S11 - ROOFTOP & rooftop BBQ

BBQ season: from April 1st to December 1st
BBQ hours: 10 am to 10 pm
ROOFTOP HOURS: 10 am to 10 pm from April 1st to December 1st
Rules:

  • no parties are allowed unless prior approved by the board or management!
  • per fire regulation, the entrance and emergency doors on the roof top patio must remain closed at all times!
  • failure to clean the barbeque and the tables will be subject to fine of $50 dollars.
  • Keep the noise down and be courteous to your neighbours living on floors 7, 8 and 9
  • any violators breaking these rules will be fined $200 and restricted excess to the patio for 2 months
  • should anyone notice anybody not following the rules, please report to the site stab, board or email management. We have cameras and can find out who is breaking the rules.
